What are Measured Building Surveys

Measured building surveys is an accurate, 3D model of a building, which clearly shows all the relevant features and dimensions as they were at the time of the survey i.e. as-is or as-built. It is the result of a number of on-site measurements, the product of which can be provided in either 2D or 3D formats in the form of 2D drawings or a 3D model. Depending upon the client’s requirements, this deliverable would frequently include a combination of 3D model, floor and ceiling plans, sections and elevations.

Depending on the clients requirements features surveyed typically include:

  • walls
  • windows
  • doors
  • Structural elements including beams  and columns
  • sill and head heights
  • sanitary ware
  • fire alarms
  • electrical points
  • gas entry points etc.

Often the measured building survey is provided as part of a topographic survey to cover the surrounding area. This can also include ground investigation locations (boreholes, trial pits etc) and the findings of any utilities and drainage surveys. See also BIM Surveys and Topographical Surveys

Equipment and Software

We use the latest laser scanning equipment and total stations (or EDMs) to accurately capture all the required data. For difficult areas such as ceiling voids we can utilise a combination of systems to gather this data :

  • Elevated tripod to lift the scanner into the void where there is space
  • Faro Freestyle handheld laser scanner - enables us to scan behind features not accessible to the static scanners as well as in the roof voids

Once all the data has been gathered it is taken back to our technical office where they utilise the latest software including to produce the deliverables. The software includes :

  • Revit
  • AutoCAD
  • Sketch-up
  • Navisworks
  • 3D studio
  • Other neutral formats to match our clients software


From the survey on site we can provide :

  • Accurate floor plans, cross sections, elevations and reflected ceiling plans
  • 3D models 
  • Topographical drawings
  • The level of information and detail tailored individually to the needs of the project

Additionally we can :

  • Clearly show the position and dimensions of all major structural features, architectural and service elements
  • Provide the deliverables in digital or hard copy form and in either 2D or 3D formats
  • Work to our customer's specification which can include any layering systems and drawing scales
  • Cover the whole of the UK, Ireland and occasionally mainland Europe
